Atom Bank Launches Natural Capital Lending Proposition to Boost UK Housing

Atom bank has introduced a dedicated "Natural Capital" lending product to finance the creation of Biodiversity Net Gain (BNG) habitat banks across England. This move addresses a critical bottleneck in the UK housing and infrastructure sectors, offering fintech-driven flexibility to land developers navigating new environmental regulations and mandatory biodiversity requirements for planning permission.

These sites—a 21-hectare plot in Boxworth, Cambridgeshire; a 40-hectare site in Aldwincle, North Northamptonshire; and a 20-hectare site in Stockbridge, Hampshire—involved converting low-value arable land into diverse ecological habitats. This initial rollout generated 480 BNG units registered with Natural England, providing the necessary environmental offsets for approximately 2,410 new homes.
The lending facility is structured to accommodate the unique cash flow challenges of habitat creation, where developers may rely on inconsistent repayment schedules. Loans are available between £100,000 and £2 million, with a maximum loan-to-value (LTV) of 65% against the original land value. The product is specifically designed for LLPs and limited companies looking to purchase or refinance land in England for the purpose of BNG unit creation.
Under current English planning laws, most new developments must deliver at least a 10% biodiversity net gain. When on-site delivery is not viable, developers purchase units from off-site habitat banks to meet their legal obligations. While housing currently drives the majority of demand, the requirement applies across commercial, industrial, and renewable energy projects. From November 2, 2026, these mandates will extend to Nationally Significant Infrastructure Projects (NSIP), including railways and pipelines, further increasing the demand for registered BNG units. Atom bank’s model accounts for fluctuating land values as arable sites transition into high-value ecological assets.
