TD Bank Deploys Agentic AI to Slash Mortgage Processing Times and Boost Productivity
By Lauren Towner · 13 October 2026

TD Bank Group has introduced two new agentic AI capabilities within its Real Estate Secured Lending division to automate mortgage funding and discharge processes. For fintech professionals, this represents a significant shift toward autonomous AI agents handling complex, multi-step back-office workflows, moving beyond simple chatbots to reduce administrative friction in high-value lending cycles.
What was announced
The new capabilities specifically target mortgage funding and mortgage discharge. In the funding phase, the AI agent aggregates essential client and property data into a concise case summary. This allows bank staff to complete initial reviews in up to half the time previously required. For mortgage discharges, the system assembles the necessary documentation and data points to prepare a discharge statement, which is then verified by a human colleague before issuance.
These tools are designed to coordinate multi-step document verification and connect disparate information across various internal systems, generating outputs that are then handed off for human review. This expansion builds upon a foundation established in May 2026, when TD first introduced agentic AI for mortgage pre-adjudication. That initial implementation demonstrated the potential for significant efficiency gains, reducing the average processing time for pre-adjudication from 15 hours to less than three minutes.
By automating these time-intensive, repetitive tasks, the bank aims to allow its staff to focus on more complex decision-making and direct client interaction. The technology is currently being deployed within the Real Estate Secured Lending (RESL) division, representing a move toward a portfolio of AI capabilities that work alongside human employees throughout the entire mortgage lifecycle.
"AI is becoming an increasingly important part of how we innovate and work. Home lending is a powerful example, evolving from a single agentic AI use case to a portfolio of capabilities that work alongside colleagues and give them more time for clients and complex decisions."

The companies involved
TD Bank Group is a major North American financial institution, providing a wide range of personal and commercial banking, wealth management, and investment services. Headquartered in Toronto, Canada, the group is a dominant player in the Canadian mortgage market and maintains a significant presence in the United States. A critical component of its technological infrastructure is Layer 6 AI, which serves as the bank’s specialized internal AI research and development arm. This division is responsible for the creation and integration of advanced machine learning models across the bank's various business lines. By maintaining an in-house AI capability like Layer 6, TD Bank Group positions itself to develop proprietary agentic AI tools that are deeply integrated into its specific operational workflows, such as Real Estate Secured Lending (RESL). This internal expertise allows the bank to move beyond off-the-shelf AI solutions, focusing instead on bespoke capabilities that address the high-volume, document-heavy nature of the mortgage industry. The bank’s strategy emphasizes using these technologies to augment human expertise rather than replace it, keeping staff at the center of complex financial decisions.
What FF News has reported before
FF News has tracked TD Bank Group’s strategic focus on both technological transformation and consumer data insights throughout late 2026. In September, the publication reported on a TD Bank Group Reshuffles Senior Leadership Team to Drive AI and Digital Strategy, a move designed to centralize the bank’s innovation efforts. Beyond leadership changes, TD has released several data-driven reports on the Canadian market. Additionally, FF News covered a TD Insurance Survey Reveals 23% of Canadian Small Businesses Lack Essential Coverage Amid Rising Risks, highlighting gaps in protection across the small business sector.
What this means
The transition from generative AI to agentic AI marks a critical evolution in the fintech sector. While many institutions have focused on customer-facing chatbots, TD’s deployment of agents into the back-office mortgage lifecycle addresses the actual "plumbing" of banking. This moves the needle by proving that AI can handle multi-step, cross-system workflows that previously required significant manual intervention. Other major lenders are now under intense pressure to match these processing speeds; a reduction from 15 hours to three minutes in pre-adjudication sets a new industry benchmark. However, this shift raises questions regarding the long-term role of human oversight and whether human "judgment" might eventually become a rubber-stamping exercise for automated outputs.
