Property technology firm Hiizzy has launched a new platform in Greater Manchester, Liverpool, and Leeds aimed at making homes "transaction-ready" from the moment they are listed. For fintech and proptech professionals, this represents a strategic attempt to digitise the UK’s fragmented conveyancing data pipeline and reduce the £1.5 billion annual economic cost associated with failed property transactions.

Hiizzy has introduced a digital platform designed to consolidate essential property and seller information—including legal documents, regulated searches, and required forms—before an offer is even accepted. By front-loading this data, the platform aims to accelerate the legal process and reduce the duplication of effort between sellers, buyers, conveyancers, and lenders. The launch specifically targets the "tri-city" region of the North, where property transaction volumes have recently surpassed those of London for the first time in twenty years.

The platform operates on a fixed-fee, no-commission model starting at £179 per month, which users can pause or cancel at any time. Key features include:

  • AI-assisted listing tools to help homeowners create property descriptions.
  • Direct communication channels between sellers and buyers.
  • Marketing integration with Zoopla, available for an optional £50 monthly fee after an initial period.
  • Data partnerships with HM Land Registry and Street Data to ensure information accuracy.

The service is designed to address the current UK average of 120 days from offer acceptance to completion. Under the pricing structure, listings remain live for six months, after which they can stay active for a further six months at no additional cost. To support the launch, Hiizzy has initiated an audio-first advertising campaign across platforms including Spotify, Deezer, and YouTube Audio, as well as major radio networks such as talkSPORT, Times Radio, and Absolute Radio.

Hiizzy is a property technology company led by CEO and founding partner Lewis Buckley and co-founder and CCO Allan Wood. The firm’s leadership also includes Rhiannon Jones, who serves as a presenter for the brand. The concept for the platform originated from a direct property transaction between the founders' families, where the lack of intermediaries and existing trust between parties highlighted how much of the traditional cost and delay in home selling stems from information silos. Hiizzy is an active member of several industry bodies working toward digitisation, including the Digital Property Market Steering Group (DPMSG) and the Open Property Data Association (OPDA). It also participates in the Centre for Finance, Innovation and Technology (CFIT) Open Property Coalition.

The company is launching in a regional market where house price growth is currently outperforming the national average. While the UK average growth sits at 1.4%, Liverpool has recorded 7.2% and Leeds 5.9%. Hiizzy’s model also integrates with Zoopla, one of the UK's largest property portals, to provide private sellers with the same marketing reach as traditional high-street agents.

This shift puts traditional estate agencies under pressure to justify commission-based fees in an increasingly transparent, fixed-price digital environment. However, the ultimate success of such platforms depends on the willingness of lenders and conveyancers to trust third-party digital data. Whether the sector can achieve true interoperability across these diverse stakeholders remains the critical question for the next era of proptech.
