Redwood Bank has extended its 100 per cent valuation fee cashback offer to include commercial mortgages and bridging loans, significantly lowering the barrier to entry for property investors and SMEs. By absorbing these upfront costs, the specialist lender is positioning itself as a more competitive alternative for brokers seeking to alleviate the financial friction often associated with complex property transactions.

What was announced

Redwood Bank has broadened the scope of its valuation fee incentive, which was originally launched in July exclusively for its residential investment mortgage range. Under the expanded initiative, customers who complete on commercial mortgages or bridging loans will now receive a full 100 per cent refund of their valuation fees. This move follows the recent introduction of the bank’s bridging proposition earlier this month, which has also been integrated into the cashback scheme.

The offer is designed to support a wide spectrum of borrowers, including experienced property investors, landlords, and businesses looking to purchase or refinance commercial premises. The original cashback terms remain in effect for Redwood’s residential investment products, which cover buy-to-let properties, Houses in Multiple Occupation (HMOs), Multi-Unit Freehold Blocks (MUFBs), and eligible semi-commercial mortgages. By removing the burden of valuation costs—a significant upfront expense in property finance—the bank aims to provide greater value to brokers and their clients during the completion process. This expansion reflects a strategic effort to streamline lending across its entire portfolio, ensuring that the financial benefits previously reserved for residential investors are now accessible to those engaged in commercial and short-term bridging finance.

"When we launched the cashback offer in July, our aim was to help ease some of the upfront costs facing landlords and property investors. Extending it across bridging and commercial lending means we can now offer that same support to a much broader range of customers, whether they’re investing in property, refinancing or securing premises for their business."

The companies involved

Redwood Bank is a specialist business bank focused on providing lending and savings products to small and medium-sized enterprises (SMEs) and property investors across the United Kingdom. Led by Chief Executive Officer Gary Wilkinson, the bank has established itself as a challenger in the commercial lending space, often competing with traditional high-street banks by offering more tailored and flexible financing solutions. The bank was founded with a focus on supporting the "missing middle" of the UK economy—businesses that require substantial capital but may not fit the rigid criteria of larger financial institutions.

The bank’s leadership includes Stuart Davidson, who serves as Chief Commercial Officer, and it maintains a strong presence in the broker-led market. While Redwood Bank operates as a specialist entity, its origins are linked to notable figures in the finance and sports investment world, including Jonathan Rowland, the founder of VVV Sports Limited. Unlike many digital-only challengers, Redwood combines technological efficiency with a traditional relationship-banking approach, focusing on secured lending against property assets to drive growth for its clients.

Furthermore, the institution has shown a commitment to long-term partnerships, as seen when the Specialist Bank Supports Long-standing Partner in Next Phase of Growth. These reports underscore Redwood’s strategy of combining high-touch service with modern financial technology.

What this means

The expansion of valuation fee cashback into the commercial and bridging sectors signals a heightening of the incentive war among specialist lenders. In a market where interest rates remain a primary concern for borrowers, lenders are increasingly looking at ancillary costs—like valuations and legal fees—as levers to attract high-quality business. This move puts pressure on other mid-tier business banks to match these concessions or risk losing broker favor. For the wider industry, it raises the question of whether such subsidies are sustainable long-term or if they are a temporary tactical response to sluggish transaction volumes in the commercial property sector.
